Building Requirements

Materials and colours

 | A selection of materials and colours that add variety and compliment the quality of the development is encouraged.
 |
 | Please Note: galvanised iron, zinc or aluminium-coated steel, corrugated fibre cement sheeting, un-rendered cement sheeting and bare, painted or pre-coloured concrete blocks or plain cement sheet panels generally will not be permitted for any external building works.
 |
 | Commercial/industrial profiles generally will not be approved.
 |
 | Homes two storeys or higher must have concealed plumbing.
 |
 | Carports, verandahs and front porches must have minimum 90mm x 90mm painted timber or metal posts, or suitable masonry or brick constructed columns.

Verandahs and entry porticos

 | All dwellings are to incorporate a verandah or entry porch/portico to the front of the dwelling.
 |
 | The minimum depth of any verandah or entry porch/portico must be 1.5m. If recessed under the main roofline it must have a minimum width of 2.0m.
 |
 | Porches/porticos shall have a minimum area of 4.0m2, verandahs a minimum area of 6.0m2 and ideally should be separate from the main roofline.

Roof pitch and design

 | The Special Requirements sheet will nominate the required roof pitch for your home. Higher roof pitches are encouraged. Flat roofs or reduced roof pitches will be considered on their architectural merit

 | A variety of roof shapes are encouraged including hips, gables or other forms to maximise streetscape appearance.
 |
 | To assist window shading, eaves are strongly recommended to your home. Roof homes comprising the "hip" style must include eaves a minimum width of 450mm.

Ceiling height

 | An internal floor ceiling height of 2.7m (9ft) or greater is encouraged.

Garaging

 | Covered car accommodation must be provided prior to the occupation of the dwelling.
 |
 | Garages or carports must not be located forward of the front building line unless otherwise stated in special requirements.
 |
 | The design and detailing of your garage must compliment the style and roof pitch of the main dwelling.
 |
Privacy

 | Please be aware that state and/or local governments may have privacy requirements regarding potential overlooking from two storey homes which should be considered when designing your home.
 |
 | Delfin encourages overlooking from housing onto parks or open space. Overlooking to these public areas helps increase security and safety.
